Ferniz Project, a Two(2) Storey Residential Extension. The project was situated in the midst of Uptown Housing Subdivision in Tagbilaran City. Housing plans were used to be typical with all other units inside the village. A 36 square meter existing subdivision unit of building footprint with a 200 square meter lot area. 2 meters setbacks with both sides and approx. 5 meters in the front. What we did was to create more wider area of livable space out from the 36 square meter existing footprint of the house. We did an extension at the back portion of the house and make that extension with 2 floors. What we did for the staircase was we consume around 1/8 of the space of the existing 36 square meter existing structure, for us to make a more functional and wider extension.
There were two bedrooms at the ground floor and two bedrooms at the second floor including the master’s bedroom with balcony. The roof of the house, we make it with the hip design to compliment with its square shape at the extension area of the house.To match up with the hip roof at the back extension of the house. We also put a little veranda or sort of front lanai in the front area.
This project was divided into two construction stages, Phase no. 1 and Phase no. 2. The first phase includes all the ground floor scope of works from structural, architectural and including all the utilities. We breakdown the project into phases during the construction due to some budget concerns of the client. We have funded first the ground floor before proceeding to the next level. The first level of this project was completed in late 2014. The second Phase of this project was still on the clients jurisdiction on when would they like to commence for the Phase 2 project.
